Small and medium-sized towns in rural areas are increasingly facing major challenges. Economic and demographic change, as well as structural deficiencies in the existing building stock, are leading to changing demands. In this context, the transformation of former or still active industrial and production sites has become a key issue.
These questions about the future were explored by the Technical University of Munich in collaboration with the City of Kitzingen as part of an Urban Design Studio. The main focus was the conversion of the current headquarters of the company Arauner, located south of the historic town centre. The studio developed scenarios for the future adaptive reuse and further development of the historic building complex, its associated site, and the adjacent open spaces.
How can the potential of this site, not only as a redevelopment area but also as a catalyst for the wider urban environment, be further realised? Which future uses are appropriate for the site? Which strategies and concrete interventions can contribute to its positive development, and how can they be implemented?
The site offers exceptional potential for new inner-city living and working environments combined with a diverse range of complementary uses. Building on these opportunities, the resulting publication presents concrete recommendations for action, taking into account both the reactivation of the historic building stock and the need for carefully considered extensions.
