An outstanding network for stakeholders in the real estate industry is formed by bringing together selected leaders from the sector with excellent researchers and students from TUM. How to connect to an uncertain future? – This is the motto of this year's Architecture Matters, which celebrates its 10th anniversary in 2026. Once again this year, CSRE is inviting 10 students to participate in the conference.
The international conference Architecture Matters, focusing on the future of our cities, will take place on April 15th and 16th in Munich. It is based on the conviction that we can only solve the current challenges facing our cities and the construction industry together – with genuine interest in one another, with appreciation and curiosity. To this end, key players from architecture, project development, finance, politics, and administration will be brought together. Without fear of differing opinions.

CSRE Apéro about "SoBoN"

City. Land. Responsibility. – Together with RICS in Germany, crenet e.V., and Frauen in der Immobilienwirtschaft e.V., we at the TUM Cluster Sustainable Real Estate (CSRE) invited participants to TUM for a discussion on “SoBoN”.
Prof. Dr. Bing Zhu (TUM, Chair of Real Estate Development) presented key findings from her current study on SoBoN. The analysis shows, among other things, that there is a point at which an increasing obligation to create rent-controlled units leads to a decreasing number of units actually built. Prof. Dietmar Wiegand (TU Vienna) also provided insights into municipal and subsidized housing in Vienna – a model that is widely admired but also faces challenges. The subsequent discussion with Thomas Hobohm (City of Munich, Housing Manager in the Planning Department) and Prof. Dr. Matthias Ottmann (TUM and Urban Progress GmbH) discussed how Munich and Vienna are using their respective tools and what the future holds for "SoBoN 4.0". A successful evening with insightful presentations and great conversations – thank you to everyone who attended!

Reality Check! Discussion evening on the Sendlinger Loch // 26.11.2025
At the CSRE aperitif event “Reality Check: Sendlinger Loch,” one of Munich's most controversial locations was discussed together with Prof. Anne Kaestle. Student designs exploring new forms of urban and social density were presented. Michael Ehret (Ehret + Klein AG), who has taken over the property and is developing the existing plans for around 190 rental apartments, reported on his practical experience. Thomas Rehn (Local Building Commission) added the urban perspective and provided insights into the technical and legal challenges.
The discussion highlighted the complexity of the interfaces between planning, politics, and the market, and the importance of flexible concepts, communal spaces, and long-term thinking for resilient living spaces. During the reception that followed, guests from the city administration, real estate industry, and academia took the opportunity to exchange ideas and models. It was an evening that highlighted the importance of dialogue in promoting effective urban development.
EXPO REAL 2025
Messe Munich // 06.-08.10.2025
CSRE was present at Expo Real again this year. Europe's largest real estate trade fair once more attracted over 40,000 visitors to Munich. Although sustainability was not a hot topic, its importance for the real estate industry remains as great as ever. For us, one thing is clear: sustainability is no longer a “nice to have,” but an integral part of responsible planning and development.
Julia Carstens, Mathieu Wellner, and Matthias Ottmann spent three days at the exhibition center. They held many discussions, met familiar faces, made new contacts, and presented the latest Master of Advanced Studies in Sustainable Real Estate to numerous interested parties. The part-time program combines technical, economic, and sustainability perspectives and is aimed at professionals who want to actively shape change in the industry.
Under the title “Sustainable Real Estate: A Joint Task,” Matthias Ottmann (TUM, Urban Progress), Kristina Frank (Baunova Bayern), Giulia Peretti (Real I.S.), Wolfgang Bogner (ECKPFEILER Immobilien Gruppe), and Hannes Tausend (KGAL) discussed various facets of sustainable real estate development. The discussion focused on conviction and returns, responsibility, and the importance of mutual understanding. André Eberhard moderated the panel.

Complex needs constructive. A discussion about parking spaces // 29.07.2025
A full hall, diverse perspectives, and lively discussions: Together with GrothmannGeiser, the CSRE invited guests to the Vorhoelzer Forum at TUM on 29 July to discuss parking spaces, mobility, and sustainable urban development.
Isabel Strehle (Munich Mobility Department), David S. Christmann (UBM Development), and Prof. Dr. Torsten Grothmann (GrothmannGeiser) examined the topic from different angles, considering the interplay between planning requirements, legal frameworks, and economic constraints. It quickly became clear that mobility is much more than just the number of parking spaces. What is needed are sustainable, equitable, and well-implemented mobility concepts that consider both the city and its users.
We would like to thank everyone involved for the intensive exchange and an inspiring evening, marked by constructive ideas and a finale overlooking the rooftops of Munich.

Architektur Biennale, Venice // 11. - 13.07.2025
Review: Excursion to the Venice Architecture Biennale – “STRESSTEST” in the German Pavilion
In July, the CSRE visited the German Pavilion at this year's Architecture Biennale in Venice. Entitled “STRESSTEST,” the German contribution focuses on the consequences of heat stress in cities – and makes it physically tangible.
Special thanks go to Prof. Elisabeth Endres (Technical University of Braunschweig, Ingenieurbüro Hausladen GmbH), curator of the German contribution, for the exciting and informative tour. Her insights into the conception and implementation of the exhibition provided valuable impetus for our work in the field of sustainable and climate-resilient urban and real estate development.
The pavilion impressively demonstrates the magnitude of the challenges posed by climate change in urban areas – and at the same time that we have long been aware of many solutions: light-colored surfaces, ventilation, shade, and storage masses. It motivates us to create cool, green oases of relaxation in urban spaces and underscores the importance of interdisciplinary cooperation for resilient cities.
The excursion not only provided an opportunity for professional exchange, but also space for conversation and shared experiences – over aperitifs and dinner in a wonderful atmosphere.

Visit "woodstocx", OPES // 28.03.2025
On Friday, the CSRE team and students (including architecture and civil engineering) traveled to Oberhaching to visit the "woodstocx." We were given a guided tour of this wooden office building with high architectural standards, followed by lunch. We were welcomed by Dr. Jürgen Büllesbach, Managing Director of OPES Immobilien. Many thanks to project manager Leopold von Schirnding for the tour and the detailed information!
OPES developed the woodstocx, built it on a contract basis, and, as the owner of the building, took a long-term view in many of the detailed decisions. Construction of the wooden building began in January 2022. Dietrich Untertrifaller's design is also characterized by its spectacular roof construction – a diagonal shed roof, the implementation of which was sometimes challenging. The building, with its wooden ceilings and a specially developed floor structure, meets the KfW 40 standard. It features two interior courtyards for natural light, wraparound balconies and terraces, and large, representative common areas. The wood was left exposed and combined with high-quality furnishings and contrasting materials and colors. The students described the feeling of the space as bright, welcoming, and calm.
The woodstocx building has been in operation for a year now. Experience has been gained throughout all seasons and lessons have been learned for future operations, which will balance ecology and efficiency, cost-effectiveness, and maximum comfort for users. Insights from this construction project will be incorporated into subsequent projects currently planned by OPES. We thank you for the tour and look forward to further on-site visits to discuss existing examples and share insights into sustainable real estate.

Excursion Ulm, Wooden Modular Construction // 08.11.2024
What possibilities does wooden modular construction offer for sustainable real estate projects? We explored this question on our excursion to Ulm this year. The program included a visit to the wood production facility of müllerblaustein, a tour of the company's own office building by Nething Architekten and a new residential building by NUWOG.
The visit to the production facility of müllerblaustein and the Hotel Klingenstein showed that the high degree of prefabrication of wooden modular construction allows for fast assembly times for a wide variety of building typologies with good planning. The prerequisite for a smooth project process is the involvement of specialist planners in the early project phases and an early definition of the interfaces between architecture, statics, building services and building physics.
The company's own office building by Nething Architekten impressed with a special spatial atmosphere based on a strong design concept. The aim behind this was to design a "meaningful building" that uses the respective type of construction in a location-appropriate and needs-appropriate manner. The result is a wood-hybrid building with a reinforced concrete core for access and prefabricated wood elements on the other side for office use. The concept of the building with an open room design that promotes visual connections is based on the analysis of the work processes within the company. The architecture based on this optimally supports the different tasks and processes of the employees. Another interesting aspect of this project is the early involvement of the specialist planners and the executing companies. The fast and cost-optimized execution is based on partnership agreements, on a strong basis of trust and a joint commitment to the success of the project.
The multi-storey residential building of NUWOG, the municipal housing association, which was built entirely using wooden modular construction, was not only built quickly, but was also based on a short planning time. This is because the executing company b_solution from Austria was able to incorporate its optimized standard details into the project.
Our second excursion also shows that experiencing innovative projects directly and exchanging ideas with those involved in the project is both insightful and inspiring. We reflect this new knowledge in our CSRE network and thus achieve a fruitful exchange. We are already looking forward to the next excursion!
Symposium "Neudenken statt Abriss"
München // 12.10.2024
On October 12, 2024, the Symposium “Neudenken statt Abriss” (Rethinking instead of demolition) took place in the Maximilianeum, organized by the Münchner Architekten- und Ingenieurverein (MAIV) (Munich Association of Architects and Engineers).
The focus of the event was the question of how architectural firms and engineering firms should deal with the existing building stock in the future. The focus was not on prestigious representative buildings, but on everyday buildings and the question of how to further develop the "normal architecture" of the "generic city" instead of following the usual practice of demolition and new construction. The symposium provided a platform for lectures and subsequent discussions with renowned experts from the fields of architecture and engineering. The speakers included Leila Unland, Prof. Ansgar Schulz, Markus Stenger, Dr. André Müller, Michael Kühl and Prof. Elisabeth Endres. The moderator was Mathieu Wellner.
A key finding of the symposium was that considerable progress had been made on many issues that had long been called for. One example of this is the question of energy efficiency, where the goal may have been overshot. We should therefore now focus on the topic of conversion guidelines and develop innovative approaches to dealing with existing buildings. The discussions also produced important political and technical insights. A call was made to politicians not to remain too dogmatic and to allow more differentiation. It was emphasized that old buildings do not need the same standards as new buildings. The experts expressed the hope that top positions in politics and administration should also be filled by experts from architecture and engineering in order to gain a better understanding of the complex issues. Another important point was the demand for "integrated building concepts", similar to those already existing for "integrated district concepts". In order to better understand the existing buildings and to identify with them more strongly, it was suggested that "crawling into" the buildings by tracing them or mentally "peeling" them.
The symposium "Rethinking instead of demolition" thus offered valuable impulses and suggestions for a more sustainable and future-oriented building culture. The participants agreed that the existing building stock is an important resource that needs to be protected and further developed.

The ERES Industry Seminar took place in Munich on October 11th, 2024. Prof. Zhu and Prof. Nübel invited together with the LBI Förderverein and the Bayerischer Bauindustrieverband on a complex and current topic: "Turning Point for Real Estate: The Twin Green and Digital Transition under Uncertainties". Among the speakers with a lot of experience and enriching perspectives were Prof. Werner Lang (Vice President TUM and CSRE Board Member) and CSRE partner Dr. Bernhard Boeck (Stadtwerke München).

This year, the CSRE was at Expo Real again. The trade fair had over 40,000 visitors and we were right in the middle of it. What we noticed: The mood is slowly getting better!
It was a pleasure for us to talk about sustainability and the current market situation at the joint stand with the TUM Venture Lab Built Environment and to present the activities of our TUM Cluster Sustainable Real Estate. We met many familiar faces and made numerous new contacts.
Our employee Julia Carstens moderated a panel on circular construction. With Giulia Peretti (Head of Sustainability at Real I.S.), Johannes Staudt (Doctoral Candidate at TUM) and Isabel Faller (Head of Strategic Partnerships and People at Polycare), she discussed the current challenges of circular construction. The need to integrate new, holistic approaches into ways of thinking, economic models and project planning was emphasized.
We are looking forward to Expo Real 2025 and many projects and contacts in the meantime!

Under the motto "TransformationsOFFENSIVE" (offensive of transformation), the Baukulturtag 2024 took place on September 26, 2024 in the Fat Cat Kulturzentrum (formerly Gasteig). Organized by MvB Baukultur GmbH and, as one of the "Freunde der Baukultur" (friends of building culture), supported by CSRE, with lectures by Prof. Florian Nagler (TUM, research project Einfach Bauen) and much more (program here). At our stand we provided information about our activities. We take a lot of inspiration with us and realized: Transformation requires courage! And the confidence not to be deterred by the hurdles on the way from state A to the transformed, better state B.

Gebäudetyp e - Zeit für eine Baukultur-Wende // 10.07.2024
The TUM Cluster Sustainable Real Estate (CSRE) organized an evening event in collaboration with GrothmannGeiser and ZM-I on the topic "Gebäudetyp e - Time for a Shift in Building Culture." The event took place on Wednesday, July 10, 2024, at 6:30 PM in the Vorhoelzer Forum at TUM.
How could this building type facilitate simple and experimental construction? What legal and technical aspects arise? What does Gebäudetyp e mean for standards, legal certainty, and resource efficiency? These and many other questions were discussed by Prof. Dr. Torsten Grothmann (Partner at GrothmannGeiser), Dr. Christian Mühlbauer (Managing Partner at ZM-I Munich), and Dipl.-Ing. Rainer Post (Board Member of the Bavarian Chamber of Architects).

The big TUM Sustainability Day took place on June 12th! Over 100 exhibiting initiatives and more than 50 presentations awaited students and guests at the TUM Campus Garching. We from the TUM Cluster Sustainable Real Estate (CSRE) were there! At our booth, we informed students and other interested parties about our activities. A fantastic day full of exchange!

AI in Real Estate // 11.04.2024
On Thursday, April 11, our CSRE-Apéro took place, focusing on a highly relevant topic: Artificial Intelligence. Dr. Thomas Wiegelmann (Managing Director at Schroders Real Estate) and Dr. Nikodem Szumilo (UCL University College London, Director of The Bartlett Real Estate Institute), who joined remotely from London, provided guests with an introduction to the world of Generative AI. They showcased impressive live examples in ChatGPT and offered practical insights into the applications of AI in the real estate industry, which are set to transform everyday operations. Together with Dr. Monika Szumiło, the speakers co-founded VARi Knowledge Partners to educate and advise on AI applications in Real Estate.

Sustainability in the Context of Urban Redensification // 08.11.2023
Sustainability in the Context of Urban Redensification: Housing Demand vs. Sealing... Building Law vs. Tree Law... These were the central themes of the CSRE-Apéro on November 8 at the Vorhoelzer Forum of TUM. Professor Dr. Robert Biedermann, specialized in administrative law and urban planning, Partner at Prof. Hauth & Partner Rechtsanwälte law firm, and newly appointed Honorary Professor at the TUM School of Engineering and Design (ED), provided insights into the regulatory framework and necessary considerations. The event commenced with opening remarks from Prof. Regine Keller, Prof. Konrad Nübel, and Prof. Matthias Ottmann.
Professor Dr. Biedermann discussed sustainability assessments and legal opportunities in urban development, using case studies to probe these issues. Thomas Rehn, Head of the Local Building Commission Munich, provided his perspectives on these deliberations.

Symposium KoBi
Nachhaltigkeit in der Baupraxis beim öffentlichen Auftraggeber // 21.06.-22.06.2023
In collaboration between the TUM Cluster Sustainable Real Estate, led by Prof. Konrad Nübel, and KoBi/DGA-Bau, led by Dieter Grömling, a two-day symposium will take place in June 2023. The symposium focuses on achieving sustainability in construction practices for public clients. Meeting climate goals significantly depends on a successful digital and ecological transformation of the construction industry. This transformation process requires broad participation from individuals with comprehensive oversight and assessment skills, along with the ability to collaborate across disciplines in a practical manner. Phase 0, which involves thorough needs assessment and decisions regarding construction tasks, plays a crucial role. It is during this phase that decisions can and must be made to ensure sustainability integrated throughout the entire lifecycle of the project. Given these challenges, the symposium serves as a marketplace for open discussions and gaining insights.

The program included a guided tour and discussion at Martin Rauch's (Lehm Ton Erde) facility on rammed earth construction, as well as a visit to the Office Building 2226 in Lustenau by Baumschlager Eberle.

First Cohort "Wertschöpfung als dialogischer Prozess" // 25.03.2023
On March 25, 2023, we celebrated the first cohort of the part-time certificate program "Value Creation: Wertschöpfung als dialogischer Prozess" after an intensive semester. In addition to the presentation and awarding of the best academic performances, the guest lecture by Prof. Elisabeth Endres (TU Braunschweig), who spoke about the "Paradigm Shift in Building – Opportunity of the Challenge", was a highlight of the event.

Bad Aibling Research Houses 1-3 „Simple Building“ // 24.03.2023
As part of an excursion, we had the opportunity to visit the research houses in Bad Aibling on the topic of “simple construction.” The project was realized by the B&O Group as the client and scientifically supported by Prof. Florian Nagler and his chair at TUM. During a guided tour by Tilmann Jarmer (TUM), we gained exciting insights into the project's conceptual and design approaches, as well as into research on resource-efficient and sustainable construction. Participants in the certificate program and guests from the real estate and construction industries attended the excursion.

We were delighted to present ourselves alongside Frauen in der Immobilienwirtschaft e.V. and RICS Deutschland Ltd./Munich on July 19, 2022. On one of Munich's most beautiful rooftop terraces, against the backdrop of a sunset, there was lively exchange where many ideas and alliances for greater sustainability in real estate were forged. It was wonderful to see such positive reception for our new certificate program "Sustainable Real Estate - Value Creation as a dialogic process."
